Location: Primarily remote, with regular travel to our markets in Colorado, Arizona and California

BDP Impact Real Estate is seeking a Vice President of Acquisitions to lead the acquisition of multifamily assets in cities within BDP’s western U.S. footprint. Properties will be purchased through a closed-end private equity real estate fund. This role is responsible for sourcing and evaluating acquisitions and managing all aspects of property acquisition, financing and closing in seven markets across the western United States. The Vice President will also work closely with the Asset Management team to build capital budgets and create a business plan for each new property.

 

The ideal candidate will demonstrate a combination of applicable work experience and a passion for real estate with an understanding of the importance of providing permanent housing for individuals experiencing homelessness (with an initial priority on veterans). This position offers a unique opportunity to join a small, motivated team in the early stages of growth and to focus on mission-driven work with a significant social impact. This is a remote position that requires regular travel to assess prospective deals within target markets. For ease of travel, the ideal candidate will be located near a major airport in the Mountain West or West Coast.  

 

Primary Duties & Responsibilities

 

The immediate responsibility of this position is to lead on the sourcing and purchase of multifamily assets in western markets, which may include Sacramento, Fresno, San Diego, Phoenix, Tucson, Denver, and Honolulu. Primary duties and responsibilities will include: 

 

  • Source prospective deals in target markets through local brokers, CoStar searches and forming strategic relationships with other stakeholders in each community

  • Evaluate the financial viability of potential deals through the creation of detailed proformas

  • Evaluate operational viability of potential deals by analyzing the location and condition of each property 

  • Manage all aspects of due diligence

  • Secure and close on senior debt for each property acquired through our network of DUS lenders

  • Prepare Investment Committee memos and present to the Investment Committee to obtain approval for each  prospective deal 

  • Work with the Asset Management team to create budgets and plans for renovations on properties 

  • Present to prospective funders in collaboration with the fundraising and impact team as needed

  • Develop a thorough understanding of the “property management plus” approach to property management and of the collaborative work that BDP undertakes with Community Solutions in each of the target communities

  • Participate in providing strategic guidance and planning for the company along with other senior staff 

 

Skills & Competencies

Our real estate team is seeking an individual with high potential for growth who can effectively work independently and manage multiple projects simultaneously. The right individual must be willing to develop a firm understanding of the company’s strategic vision, particularly an understanding of the importance of the social impact mission of the work. A fit with the company’s culture and team is very important.  The successful candidate will have an entrepreneurial spirit and the ability to successfully work independently and take ownership for their work.

 

  • Bachelors required; MBA or Masters with a concentration in real estate, finance, or accounting preferred 

  • At least five years of experience in real estate; real estate development, private equity or debt originations experience is preferred

  • Advanced Excel modeling skills and understanding of complex financial concepts

  • Strong interpersonal, written and oral communication skills

  • Ability to handle short timelines and multiple priorities while working well in a team and independently

  • Excellent leadership skills and ability to interact with the senior management of the firm, operating partners, and various external constituents

  • A passion to pursue a career in the real estate investment field that also provides the social impact of providing quality housing for those most in need

  • Ability to travel at least 20% and up to approximately 50% as needed

  • Able to multitask and prioritize appropriately

  • Strong negotiating skills

  • Detail oriented
