Projects:
CS Large Cities Housing Fund — BDP serves as fund manager for this $150 million social-impact equity fund, which develops housing for veterans and individuals experiencing homelessness across 16 target communities. Sponsored by Community Solutions, the Fund brings together leading health systems, foundations, family offices, and private investors to acquire and rehabilitate multifamily properties and connect units to local homelessness response systems. Buildings maintain a balanced mix of voucher and workforce housing, with residents supported through services that promote long-term housing stability.

Community and Economic Development

BDP advances community and economic development through the strategic deployment of public, private, and philanthropic capital. We work with nonprofit institutions, municipalities, and mission-aligned developers to design, finance, and execute projects that deliver long-term neighborhood benefits. Our work spans early-stage feasibility through construction and asset management, with a focus on health equity, job creation, adaptive reuse, and blight remediation.

  • Health Center on Cedar — A $72 million transformation of the former Mercy Hospital into a community health hub in West Philadelphia, developed with PHMC and major healthcare partners.

  • The SWIFT Factory — A $37 million conversion of Hartford’s historic Swift Gold Leaf Factory into incubator kitchens, office space, a school, an early childhood center, and a future public library branch.

  • Conservatorship — More than 40 blighted or vacant properties rehabilitated throughout the Philadelphia region under Pennsylvania’s conservatorship framework to restore neighborhood stability and promote economic recovery.

Social Impact Housing

BDP develops and supports housing initiatives that address the interconnected challenges of affordability, health, and long-term stability for vulnerable populations. Our work focuses on adaptive reuse, scattered-site redevelopment, and close coordination with community-based organizations to ensure residents have the services and supports necessary for sustained housing success.

Projects:

  • Vincent’s Homes — A scattered-site initiative in East Germantown delivering healthy, affordable housing for households referred by social-service partners, with a current portfolio of 18 redeveloped homes and counting.

  • Santa Fe Suites — A 123-unit hotel conversion in New Mexico providing supportive housing for formerly chronically homeless individuals, developed with the City of Santa Fe and Community Solutions.

  • North Hartford Housing Trust — A 100-unit initiative created to address vacancy and preserve long-term affordability in North Hartford while mitigating displacement pressures.
